Director, Design & In-House Construction [ID: 1026]
Position Summary:

Performs an array of professional design management services on all projects involving construction, design, furniture and finish specification, as well as related product procurement for all College campuses.  Also responsible for oversight of the College In-House Construction team, their projects and schedules.

Typical Essential Duties

  • Manages all design and provides professional services on in-house construction projects
    • Works closely with college administrators to create scope of work and define projects
    • Develops AutoCAD plans for internal construction work and space-planning as needed for a variety of renovations and remodels
    • Specifies interior furniture and finishes for all facilities, college-wide.
    • Coordinates with outside contractors and internal staff to develop project schedules
    • Obtains pricing and purchase orders for goods and services
    • Manages subcontractors and vendors and inspects deliverables
  • Reviews designs for all large outside-contracted construction projects
    • Coordinates with outside architects and consultants on layout and design, both interior and exterior
    • Reviews plans for code requirements, design guidelines and college needs
    • Performs coordination meetings with college user groups, administrators, and professionals to obtain optimum building design
    • Reviews shop drawings for millwork and other interior design-related submittals from contractors
    • Space-plans and provides all furniture and finish specifications
    • Obtains quotes and purchases all fixtures, furniture, and equipment on large projects
  • Coordinates with college staff and vendors of all types on a variety of miscellaneous facilities projects including, but not limited to, signage and any specialty projects involving aesthetics or requiring college-wide consistency like memorial plaques, art installations, etc.

This is the fourth of four levels in the Facilities Management series.  The classification is responsible for directing the activities of the facilities services and operations by directing multiple departments and functions through operations, budgets, and operational policies and procedures.  Responsibilities enable the department to function fiscally, operationally, and administratively.  Incumbents will develop strategies to accomplish goals, implement policies and procedures, develop and monitor an assigned budget, and planning the uses of resources through project development and management.

Compensation: $70,762.40 - $106,143.60

Requirements:

Education:

Bachelor’s degree in Architecture, Interior Design or a related field.

Experience:

Five (5) years interior design experience in commercial/institutional construction and design.

* An equivalent combination of education and experience sufficient to successfully perform the essential duties of the job may be acceptable in lieu of those requirements listed above.

Knowledge:

  • 6A-2 regulations, Florida Statutes, Florida Building Codes and SREF;
  • Design and construction services practices and procedures for building construction;
  • Construction methods, techniques and procedures;
  • Management principles;
  • Budgeting principles;
  • Facilities planning and maintenance principles and practices;
  • Work plan development techniques;
  • Analytical methods;
  • Project management principles and practices;
  • Computers and related software applications.

Skills:

  • Read, develop and interpret construction contract documents;
  • Evaluate construction progress and quality through all phases of construction;
  • Proficient in the use of Computer Aided Design (CAD);
  • Monitoring and evaluating the work of subordinate staff;
  • Prioritizing and assigning work;
  • Managing multi-faceted, complex projects;
  • Developing and monitoring budgets;
  • Preparing reports;
  • Analyzing problems, identifying alternative solutions, projecting consequences of proposed actions, and making recommendations in support of goals;
  • Adapting to rapidly changing environments;
  • Interpreting and applying applicable laws, rules, and regulations;
  • Directing facilities maintenance activities;
  • Using a computer and related software applications;
  • Communication, interpersonal skills as applied to interaction with subordinates, coworkers, supervisor, the general public, etc. sufficient to exchange or convey information and to give and receive work direction.

Physical:

  • Positions in this class typically require: reaching, standing, walking, grasping, feeling, talking, hearing, seeing and repetitive motions.
  • Sedentary Work: Exerting up to 10 pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects.  Sedentary work involves sitting most of the time.  Jobs are sedentary if walking and standing are required only occasionally and all other sedentary criteria are met.

License:

Possession of an active, current professional license in Interior Design in the State of Florida.

Directs and oversees facilities operations, which includes: planning, coordinating, administering, and evaluating programs, projects, processes, procedures, systems, standards, and/or service offerings; ensuring compliance with Federal, State, and Local laws, regulations, codes, and/or standards; coordinating activities between multiple service areas; and, working to integrate and coordinate service areas.

Directs and oversees project management and the execution of contracts, including scope, project development, negotiation, administration, review, acceptance, advertising, and contract awards; reviews and approves payment applications; performs final inspections and approvals of completed projects.

Develops construction plans for in-house and contracted projects; develops specifications, cost estimates, sketches, and drawings sufficient to provide direction to contract work forces or in-house staff for various facility projects throughout the College.
